Property investment is no small matter. As property owners ourselves we know the importance of obtaining the highest market value rent to ensure maximum yield of your investment. At Vista Properties we diligently work to secure a suitable tenant for your property, specific to your requirements.

Fully Managed

Initial stage

  • Visit your property and evaluate an accurate market value of rent
  • Advertise your property on our website, office window and other property websites.
  • Place an advert in the window of your property
  • Ensure landlord registration, Gas Safety certificates, Energy Performance Certificates, electric equipment testing certificates are all in place.

Tenant finding

  • Carry out viewings for perspective tenants
  • Once the tenants have reserved the property and paid their £200 reservation fee, we will then process their application with our independent credit check and reference team.
  • Organise and prepare all documentation for the lease and arrange an appointment with the tenant to sign the documents. A bank mandate form will be prepared and handed to the tenant so they can make future rent payments.
  • We will collect a deposit and one months rent upfront 3 days before the tenant moves into the property. Once the tenant has moved into the property we will forward rent payment to your nominated bank account. Our set up fee will be deducted at source and will be reflected in your rental statement.
  • Set up utility accounts with opening meter readings and inform the council tax office that the tenant has now taken occupancy.

During the tenancy

  • Collect rent every month and pay into your nominated bank account. Our fees will be deducted each month from the rent received and this will be reflected on your detailed monthly statement.
  • Visit and inspect the property every 6 months and compile an inspection report on each visit.
  • Organise and instruct any repairs using our reliable group of sub-contractors. If the repairs are going to cost more than £100, we will contact the landlord for permission to proceed with the works.
  • Emergency repairs such as escape of water will be dealt with immediately to prevent further damage to the property.

Termination of lease

  • Issue Notice to quit to tenants if necessary
  • Check out tenants from the property and compile an outgoing inspection report
  • Contact Safe Deposits Scotland to return the tenants deposit if there is no outstanding rent, cleaning issues or damage to the property.
